Room scope ledger

Record Existing Conditions and Every Proposed Change

Organize demolition, layout, plumbing, electrical, moisture assemblies, fixtures, finishes, protection and closeout.

Decision file

Build a clearer project record

01

Create the existing-condition record

Measure the room and openings; photograph finishes, fixtures, visible damage and access routes without diagnosing hidden moisture.

02

Define demolition

List removals, salvage, protection, hazardous-material assessment dependencies and concealed-condition rules.

03

Mark every layout decision

Identify each item to keep, replace in place, relocate, add or delete plus dimensions that need design confirmation.

04

Coordinate rough-ins

Separate plumbing, ventilation, electrical, lighting, heating and structural interfaces with their required roles and inspections.

05

Specify assemblies and finishes

Record substrate, waterproofing system, transitions, penetrations, tile or finish basis, fixtures, accessories and owner-supplied items.

06

Define closeout

List testing or photos where applicable, inspections, manuals, care information, spare materials, deficiency process and warranty evidence.

07

Create a room requirement schedule

Turn user routines into explicit needs for bathing, toileting, grooming, storage, cleaning, lighting, ventilation and assistance. Rank essential outcomes separately from finish preferences so value decisions do not erase functional requirements.

  • Include all regular users
  • Record morning or mobility conflicts
  • Separate needs from selected products
08

Draw the keep-move-replace plan

Mark every fixture, wall, door, window, floor area, fan, outlet and control as retained, relocated, removed or new. Link each move to demolition, rough-in, substrate, approval and finish consequences.

  • Use measured dimensions
  • Identify below-floor access
  • Record strata or suite interfaces
09

Build the acceptance evidence list

Before pricing, specify wet-area details, plumbing and electrical inspections, ventilation records, concealed-work photographs, product data, deficiency review and care information expected at handover. Assign who creates and approves each item.

  • Photograph before finishes conceal work
  • Track permit closeout
  • Keep maintenance instructions
10

Publish the accepted room scope book

Combine measured plan, user requirements, keep-move-replace schedule, demolition limits, plumbing and electrical changes, wet-area details, ventilation route, fixture and finish schedule, permits, strata or suite constraints and protection. Link every selected product and allowance to a model, quantity or decision deadline. Add inspection, concealed-work photograph, test, deficiency and care records expected at handover. Control revisions and owner approvals. The book should let each trade price and build the same room without claiming that a checklist alone certifies structure, accessibility, waterproofing, ventilation or code compliance. Walk the scope book room-by-room with the accepted proposer and owner before demolition. Resolve who supplies, approves, stores and installs every scheduled item, then issue the meeting decisions under a new controlled revision.

  • Freeze plan dimensions
  • Assign every rough-in change
  • Name wet-area products
  • Track authority inspections
  • Require indexed closeout evidence
